Notice Description

  Public Advertisement for an Expression of Interest (EOI) (094791-002)

Public Works and Government Services Canada (PWGSC) is asking interested parties to provide information for a potential lease of space that meets the following criteria:

Section A: Lease Components

a lease term of approximately five (5) years, commencing on or about June 1, 2018, plus one (1) option to extend the lease for an additional period of three (3) years;

approximately 180 usable square metres (um2) of contiguous office space, 1,180 um2 of contiguous warehouse space, and 1,230 um2 of contiguous, fenced compound space;

the proposed space must be available approximately eight (8) weeks prior to the above-noted lease commencement date so all space(s) may be prepared for occupancy;

the proposed space should satisfy or be capable of satisfying the following criteria:

the office portion of the leased premises shall have:

if multiple floors are offered, the space must be contiguous between floors. Space offered on one floor is preferable;

a clear view to the warehouse;

the warehouse portion of the leased premises shall have:

a minimum unobstructed warehouse ceiling height of 6.1 metres (20’) throughout measured from the top of the finished floor to the underside of the lowest obstruction of the ceiling, including HVAC, electrical, and sprinkler system;

a minimum of 3 overhead doors with grade access having a minimum size of 4.88m x 4.88m (16’ x 16’);

electrical supply panel must be 600v, 3-phase, 200 amp;

a floor live load of 7.2 kPa through-out (150 psf);

a man door for pedestrian access;

Buildings offered must provide sufficient access to the overhead doors to allow for easy access of large trucks and trailers, consisting of a maximum trailer length of 21.3 metres (70’);

the building/property must have public parking;

the proposed space must have all basic utilities, including telecommunications, water, sewer, gas and electricity;

a public transit stop must be within 500 metres of the building main entrance with regularly scheduled service;

the physical characteristics of the Lands and the Building and the area and environment surrounding it, including neighbouring land uses, shall be compatible with the Lessee’s intended use of the accommodation;

the proposed space must be located within the following boundaries (the geographical boundaries include sites on either side of the roads):

North - Hwy 37

East - Hwy 21

South - West on Hwy 625 to 9th Street, South on 8th Street to Airport Road, West on Airport Road to QEII, North on QEII to Hwy 625, West on Hwy625/Hwy 19 to Hwy 60

West - Hwy 60/Hwy 44

on or before the lease commencement date, the proposed space will have to comply with all requirements contained in PWGSC’s Standards for Leased Accommodation, a copy of which may be obtained from the contact listed in Section F;

Note: PWGSC may wish to visit or inspect the proposed space upon reasonable notice and a threat and risk assessment may be undertaken in order to assess potential threats to the security of the proposed space and to the public.
