RFP05082020 - Environmental Site Assessment Phase I/II

The property Lot 4A, Block 2, Plan 8021551 in the Town of Calmar is located along a major transportation corridor. The Town is exploring beautification and development options for this highly visible site therefore gaining a thorough understanding of the site conditions is required to proceed with development plans. Our key concerns of potential contamination include:

1) The neighboring gas station property.
2) Impacts to the soil that may be associated with previous land use, operations of site or demolition of structures.
3) Limitations of future development for commercial and residential.

The Phase I/II ESA process should be presented and discussed in the context of Alberta Environment’s Soil and Groundwater Remediation Guidelines, the Alberta Environmental Protection and Enhancement Act and the Contaminated Sites Policy Framework. The scope of work consists of:

1) Phase I ESA to identify, evaluate and report on existing state of the site to best determine the basis for further investigation.
2) Phase II ESA subject to findings in the Phase I ESA process.
3) Prepare a detailed summary report including remediation requirements for commercial and residential development as per the Alberta Environment’s Soil and Groundwater Remediation Guidelines, the Alberta Environmental Protection and Enhancement Act and the Contaminated Sites Policy Framework, other regulations and associated legislative policy documents.
