Exterior panels under the windows have been showing signs of deterioration (rust, damage, warping) over time. Condition of panels is contributing to poor building aesthetics. No water infiltration has been noted to date; however, the risk increases as deterioration worsens.
Investigate the replacement of existing spandrel panels. Inspect flashings, glazing seals and caulking around the panels and replace, as required. Investigate existing insulation and replace with optimal insulation (higher R-value).
