The Owner invites qualified General Contractors to submit bids for the new construction of a new 8-unit multi-residential infill development located at 41 Arlington Avenue in Centretown, Ottawa.
The proposed development is a 3-storey, wood-frame apartment building designed to provide a mix of housing types, including:
- 4 studio suites
- 1 one-bedroom suite
- 3 three-bedroom units
Key project features include:
- Demolition of existing building, disconnects and site preparation for a new building
- Urban infill construction on a tight site, requiring careful staging and coordination.
- Structural, mechanical, and electrical systems designed for efficiency and long-term durability.
- Interior layouts optimized for rental housing, with attention to soundproofing and energy performance.
- Services and utilities to be connected to municipal infrastructure.
The successful contractor will be responsible for providing all labour, materials, equipment, supervision, and services necessary to complete the project in accordance with the CCDC contract documents, drawings, and specifications prepared by the consultant team. The scope includes complete project management and execution, from demolition of the existing structure through to final occupancy permit and post-construction warranty obligations.
Targeted Timeline:
- Building permit anticipated: September 2025
- Construction start: Fall 2025
- Substantial completion: June 2026
The Owner reserves the right to pre-qualify bidders, evaluate trade procurement strategies, and negotiate final contract terms under a CCDC form of agreement.
