MANDATORY INFORMATION MEETING
Proponents must attend viewing the facilities on the specified date and time below;

Building Entrance of Ernest Winch Tower

A secondary site meeting may be provided if requested. The secondary site meeting information will be issued by an addendum.

Roof access will be provided at the Mandatory Site Visit and the secondary site visit. All Proponents who require roof access will be required to wear PPE.

Site visits begin promptly at the time, date and location specified above. Proponents that arrive more than ten (10) minutes late may be disqualified from this procurement process.

A sign-in sheet will be provided, and all Proponents are required to sign in. Note that submissions will only be reviewed for those Proponents who have attended and signed the sign-in sheet. No exceptions to this will be permitted.

All questions and enquiries from the site visit must be submitted to the RFP Contact person prior to the date and time as per section 3.11 Timetable. Answers to all questions, and confirmation of information provided will be issued in the form of Addenda.
Brief Description of Work
Brief Description of Work for both locations (Refer to RFP Drawings and Specifications):

General Requirement including scaffolding, hoarding, fencing, netting, and barriers
Selective Demolition
Site preparation, tree management, landscaping, and cleaning
Replace windows and patio doors
Replace automatic entry doors and storefront glazing
- Removal of interior and exterior guardrails at all units, level 14 reading room and Solarium.
Install Make-up Air units for both towers.
Install heat pumps.
Install diesel generators for both towers including concrete pads, and retaining walls for New Vista Place Tower only
Remove and replace 4 elevators
Electrical Upgrades
Install new Fire Alarm system
Replace boilers
Concrete repairs, cleaning and localized application of water repellant coating
Hazardous material abatement as required by the work
- Hazardous Material Report is provided to all proponent
Roof Replacement for both towers *
- Install new roof membrane and accessories
Remove and dispose of all redundant mechanical and electrical equipment.
Building Code Life Safety:
- Install missing self-closures to rated suite doors.
- Install firestopping to openings through rated assemblies.
- Relocation of certain EXIT signage.
- Modifications to EXIT stair handrails and install of tactile warning strips.
Architectural make good – repairs related to windows and storefront installation, guardrail removal, and mechanical and electrical work.
Install new suite entry door lever handle locksets.
