Colliers Project Leaders is seeking services for the design development and execution of the End State, taking into consideration the current state, and the security requirements, making only necessary architectural, interior, furniture, mechanical, electrical, AV, IT, and structural modifications to allow the execution of the End State, and have the space at 483 Bay St. be ready for the client to relocate to from their current location at 720 Bay St. by October 16, 2026.
The scope of the Construction Management Services includes, but is not limited to: (subject to change by owner)
• 374,182 square foot premises
• Coordination with existing contracted Construction Manager completing the Early Works Package regarding inter-floor access, loading dock and freight elevator access and storage of disposal bins
• Modification of existing tenant space to meet client programing and security requirements (Requirements & report to be shared with winning proponent)
• Fit-out of existing tenant space to meet client programing and security requirements (Requirements & report to be shared with winning proponent)
• New wayfinding & signage
• Security upgrades per Security Consultant threat assessment (interior & exterior)
• Information Technology (network) and Audio Visual infrastructure
• Coordination of access to occupied floors which require advance notice of 72 hours
• Refer to Appendix C – Task List
• Minimize disruption to existing facilities
• Manage H&S compliance due to disruptive/intrusive/hazardous works
• Coordination with client-supplied vendors
• Coordination with landlord and landlord supplied vendors
• Coordination with security
