Full title: Provision of Project Management Services for Demolition of Alexander Docks and Associated Site Works
D4. SCOPE OF SERVICES
D4.1 The Services required under this Contract shall consist of project management services
to support, coordinate, and oversee the planning and implementation of the partial demolition of
the existing Alexander Dock and associated site works in preparation of site’s overall
redevelopment, including:
(a) Facilitating communication with and between the City, FRC, and all contractors,
subcontractors, and other design and engineering consultants retained by either the City or FRC.
(b) Diligently managing project schedule.
(c) Assisting the City’s Consulting Contractor Administrator (as indicated in D2), as needed,
with the preparation of presentation and/or briefing materials for meetings with City Management
and/or Elected Officials.
(d) Assisting FRC, as needed, with the preparation of presentation and/or briefing materials for
meetings with FRC’s Shareholders and Board of Directors
(e) Developing, maintaining, and reporting on overall project budget complete with monthly status
updates and forecasting.
(f) Budget and invoice monitoring, tracking, and reporting to the Consulting Contractor
Administrator.
(g) Managing reporting and progress claims that may be associated with the funding sources
applicable to the project.
(h) Preparing bid documents and leading the procurement of a prime demolition contractor,
including:
(i) bid evaluation and contractor selection (subject to final approval by the Consulting
Contractor Administrator);
(ii) contract reviews, development, and/or negotiations;
(iii) verification of insurance, account status, and coverage;
(iv) verification of professional licensure and certifications;
(v) compliance with regulatory bodies, acts, and regulations;
(vi) reviewing, commenting, or providing feedback on the scope of work, the schedule of
services, and change requests;
(vii) managing and assisting with required reporting or claims; and
(viii) ensuring adherence to applicable health and safety requirements
(ix) work may have several funding sources and may necessitate separating the bid opp into
phases.
(i) Securing and ensuring compliance with required approvals and permitting from relevant
jurisdictions having authority.
(j) Coordinating site security during construction, demolition, and other site works.
(k) Identifying the need for any further technical studies or riverbank stabilization work that
may be required post-demolition and that may form part of a future phase of work.
(l) Ensuring compliance with the City’s Safe Work Plan requirements in accordance with D10.
D4.2 The Services required under D4.1 shall be in accordance with the City’s Project
Management Manual

Notwithstanding the foregoing, the Consultant is being engaged by the City for their professional
expertise; the Consultant shall bring to the Consulting Contract Administrator’s attention any
aspect of the City’s Project Management Manual or templates which the Consultant is of the opinion
is not consistent with good industry practice.
