PCL Constructors Canada Inc. has been selected by George Brown College (GBC) as the Construction Manager for The Arbour mass timber project at GBC’s Waterfront Campus on Dockside Drive in Toronto, Ontario, Canada. The project is currently in the pre-construction phase, with Design Development underway and transitioning into Construction Documents. Installation of the envelope will occur in 2022.
The Arbour is a ten (10) storey tall wood building and GBC has high energy performance targets for the envelope.
Given that the structure is mass wood with glulam columns and CLT floor slabs, a key consideration for the project is that the prefabricated exterior wall panels are put in place shortly after each level of mass timber structure is completed in order to provide protection of the mass wood from rain and snow.
The building envelope is a combination of prefabricated wall panels and curtainwall glazing, which will require cooperation and coordination between both systems to facilitate completion of the building envelope to a sufficient degree to provide the desired weather protection.
GBC is considering using a design-assist approach for the design development and procurement of the prefabricated exterior wall panels and exterior glazing, as individual or combined systems, and PCL is working with GBC to find an excellent partner well suited to join the team to help manage design, schedule and costs.
