SCOPE OF WORK - 9725 78 Ave. Peace River, AB, Unit # 126
This unit has active mold, proper PPE, respirator and goggles need to be worn to ensure that nobody gets health issues during and after renovation of unit.
Complete removal of furniture upstairs and downstairs to be disposed of properly. Clean affected areas with mold solution to kill mold before removal of drywall and carpet. Use air purifiers with HEPA filters; let them run for a week to remove mold and bacteria. Don’t work while air purifiers are on, HEPA filters may cause air to become dry and some HEPA filters may produce ozone, which is an unhealthy gas that can irritate the lungs. Air quality test needs to be done after treating mold.
In preparation for the demolition the contractor should take samples and test for the presence of asbestos in flooring under carpet and under flooring (laminate and vinyl), in the unit. The test shall be done by a certified testing laboratory. The bid should include the removal and disposal of asbestos containing/contaminated materials to expedite the demolition. It is the responsibility of the contractor to inspect the site to familiarize themselves with the procedures that need to be taken and understand the scope of work in detail before submitting your bids (proposal).
Remove affected mold drywall upstairs (ceilings and walls) and ceiling downstairs.
Remove window trim and baseboards.
Remove doors and door casings.
Remove all carpet in unit.
Remove vanity, tub surrounding walls, tub and vinyl floor.
Remove subfloor.
Remove drywall on ceiling downstairs in the living room (mold damage in some areas)
Remove baseboards downstairs.
Removed floors downstairs and installed subfloor.
Proper disposal of mold affected materials should be done by contractor.
- Installed new drywall upstairs, living room ceiling downstairs, repair damaged walls Downstairs And ceiling in kitchen.
- prime walls with Benjamin Moore primer *apply one coat*
- paint all ceilings with Benjamin Moore, interior latex color flat white *apply two coats*
- paint all walls, window frames, door frames and stairs with Benjamin Moore, Ben interior latex color ½ 1065 eggshell *apply two coats*
-paint all interior door slabs, apply 2 coats of aura interior latex paint in satin finish, color #NPHF 605
-prep, prime and paint interior railings, apply 2 coats of aura interior latex paint in satin finish, color #NPHF 605
-Supply and install new flooring:
- supply and install new subfloor (Enstron 5/16” underlay), hallway, three bedrooms, stairs, downstairs.
- supply and install new plywood subfloor (ULAY) in bathroom only
- prep floors for new flooring
- supply and install luxury vinyl plank, Varia Collection Color Diversity, stairs, hallway upstairs and downstairs. (front entrance, living room, kitchen and back entrance)
-supply and install cascade carpet tile, directly glue down in the three bedrooms, color to be approved by NPHF.
- supply and install vinyl flooring in bathroom only, Congoleum Air Step Plus, Color Full Moon or equivalent
- supply and install 2 ½ inch rubber base throughout the unit, color to be approved by NPHF
Bathroom renovation:
- removal and disposal of existing bathtub and tub surround
- supply and install 60” x 30” acrylic bathtub
- supply and install new tub/shower faucet
- supply and install acrylic tub surround
- supply and install new shower rod
- supply and install new vanity sink (plywood), complete with new faucet and plumbing
- supply and install new toilet, 16 inch high *use American Standard brand*
- supply and install new towel bar, toilet paper holder.
- replace bathroom fan
- supply and install 4-inch rubber base color, to be approved by NPHF
Electrical:
- replace light switches and receptacles (interior)
- replace all interior light fixtures (upstairs)
- supply and install new LED light bulbs
Accessories/Miscellaneous
- supply and install new curtain rods
- supply and install new door stops
- replace all heating vents and return air grilles
- repair/replace hand railings
- repair/replace damaged window screens
Supply and install new interior doors and trim:
- removal and disposal of all interior doors, door frames and trim
- supply and install new molded panel, textured hollow core interior doors, complete with new frames and casing, style to be approved by NPHF
- supply and install new door locks, color and style to be approved by NPHF
FURNACE AND AIR DUCT NEED TO BE PROFESIONALLY CLEANED.
AIR QUALITY TEST TO BE DONE AFTER FINISH PROJECT.
