Concept Plans The existing school will be demolished for the purpose of the concept plan. There is a road allocated that will be incorporated into the east portion of this lot as per the Draft Highway 11 Functional Plan. Concept A. Develop a Concept Plan for Plan 7186ET Lot 1 Blk 4 – Public, Commercial and Residential - 3 acres for Public and Commercial Use
1.Develop a Concept Plan for the area within Plan 7186ET Lot 1 Block 24. Civic Address 4927 48 Street using 3 acres of the total 5.18 acres for Public and Commercial use.
2.Incorporate Plan 4479MC Lot 5 Block 24 4604-49 Street into the concept plan- while leaving the existing lot alone with the building.
3.Use the remaining 2.18 acres for residential use.
4.The concept plan will include public land for a possible new Fire Station and RCMP Detachment. These buildings would have access onto 50th Avenue.
5.The concept plan will also include a commercial use area facing 50 Avenue.
6.Medium Residential(RM) use would be allocated to the south of these proposed buildings/lots along 50th Avenue using 2.18 acres. 7.Incorporate internal roads where required to access the surrounding roads and to create as many medium residential zoned lots as possible.
Concept B. Develop a Concept Plan for Plan 7186ET Lot 1 Blk 4 – Commercial and Residential Use – 5.18 acres 1.Incorporate Plan 4479MC Lot 5 Block 24 4604-49 Street into the concept plan- while leaving the existing lot alone with the building. 2.Commercial use along 50 Avenue with residential use behind these lots to the south. 3.Medium Residential (RM) use would be allocated to the south of these proposed commercial lots along 50th Avenue. 4.Incorporate internal roads where required to access the surrounding roads and to create as many medium residential zoned lots as possible. Residential Plan Residential Plan for Plan 5018TR R1 1.Develop a Residential Plan for the area within Plan 5018TR R1 Civic Address 5600 57 Street. 1.42 acres 2.Costs for prepping/grading the area for development and the laneway running east to west. 3.This plan will include tentative subdivision with lot dimensions. This area is zoned a Low-Density Residential District (RL) 4.Costs for shallow utilities such as power, gas, telecommunications and sidewalks located in front of lot. 5.Produce the applicable drawings as required in the Design Guidelines Schedule B Section 2 and the estimated costs associated with the municipal improvements. 6.Costs and locations for sanitary and water services for each lot. Street Entrance Concepts 1.Develop street entrance concept plans for the three entry points off of Highway11 going west towards Main Street. The concept plans are to facilitate directing and encouraging traffic towards the downtown core from Highway 11. Fixtures, signs, traffic improvements, curb lines, parking, and intersection improvements are to be included if warranted. Please note that traffic modifications to 52 Ave are not to be included as 52 Ave is under Alberta Transportation’s jurisdiction. •47 Avenue •50 Avenue •52 Avenue The proponent is to review the draft Highway 11 functional plan and identify any future potential entrance streets and concepts. Provide a cost for each street entrance concept and other fixtures along the route towards Main Street (50 Street). Use historical items that relate to David Thompson and the local Fur Trade era.
