SUMMARY OF WORK
Work of this Contract consists of but not necessarily limited to the following:
.1 Oak Bay Municipal Hall Administration Demolition & Removal: Exterior & Interior Aluminum doors, sidelights frames and glazing, fixtures, fittings, counters and millwork, window blinds, ceilings, flooring and wall base, walls, doors and interior windows, specific wall coverings, sinks & associated plumbing, diffusers, ducts, light fixtures, wiring and devices. Identified items handed back to District of Oak Bay. Concrete cutting required in vault walls to accommodate new doors and frames, Temporary removal of ceiling tiles and grid.
.2 Architectural: new wood frame and gypsum walls, shaft wall and suspended gypsum ceilings, New aluminum storefront doors and frames, auto door reinstallation, wood doors, & frames, interior glazing, and hardware. Reinstatement of existing ceiling tile and grid. New floor coverings, wall base, paint walls, doors and trim, new millwork & kitchen cabinets and counters. Window blinds & reinstatement of fixtures where noted. Painting throughout.
.3 Mechanical: redistribution of supply air duct work and new return air ductwork and grilles, fire dampers and controls. New plumbing, connections, and sinks
.4 Electrical: relocated and new power and data wall and ceiling outlets to new and existing locations. New overall lighting in basement rooms and relocations on main floor, new & relocated switching. Power for door electronic locking & hold open devices. Removal of old power & communication wiring and installation of new conduit and wiring.
.5 Other Trades: Cooperate with delivery and installation of office systems furniture by others.
Oak Bay Municipal Hall Separate Price
.1 Separate (Alternate) Price includes all work necessary to provide a secondary exit route from the center stair to the north east exit doors in the basement. Work includes removal of floor finishes and base walls, doors, frames and ceilings. New work includes walls self closing doors and frames, exit signs, electrical and HVAC modifications. Painting throughout area affected.
Monterey Centre Granite Room
.1 Demolition & Removal: Exterior & Interior doors, frames and glazing, fixtures, fittings, walls & wall base, window blinds, diffusers, ducts, light fixtures, wiring and devices inc. temporary removal of baseboard heater. Identified items handed back to District of Oak Bay. Re & re of window sprinkler protection.
.2 Architectural: new wood frame and gypsum walls, repairs to gypsum ceilings. New exterior steel doors and frames, interior wood doors, & frames, aluminum framed & glazed barn-door and sidelight system c/w hardware. New floor coverings, wall base, paint walls, doors and trim, new millwork and counters. Window blinds. Painting throughout.
.3 Mechanical: new supply air duct work and grilles, fire dampers and controls. Re & re of window sprinkler protection.
.4 Electrical: relocated and new power and data wall, floor, and ceiling outlets to new and existing locations. New baseboard and fan assist heating. New overall lighting in rooms with new switching. Power for door electronic locking & communication wiring and installation of new conduit and wiring.
.5 Other Trades: Cooperate with delivery and installation of office systems furniture by others.
