Description

Between 2016 and 2023, Leduc County experienced a higher-than-average population growth rate of 8.5%. While this growth is significant for Leduc County, it has also occurred within a somewhat constrained residential housing market. Recent development approvals have provided an expanded opportunity for suburban growth to locate in Leduc County.

This situation has increased the rate of urban residential to the point where construction values in the residential sector are beginning to outpace growth in the industrial and commercial sectors in Nisku.

To accurately project servicing needs and subsequent hard and soft servicing buildout, the County seeks a consultant to develop accurate population and absorption rates, and an infrastructure and phasing strategy which addresses and mitigates existing issues and constraints to development. The County will create an updated Area Structure Plan (ASP) from this information.
