The Grace Gardens Suite Renewal Project consists of a complete refurbishment of ten residential units, including suites 208, 306, 502, 508, 603, 806, 1004, 1005, 1104, and 1203. The work involves a comprehensive interior overhaul designed to modernize each suite, improve safety, and ensure long-term durability. Scope includes the complete removal of existing finishes, millwork, plumbing fixtures, lighting, flooring, and accessories, followed by the installation of upgraded components that meet Silvera’s performance standards and applicable building codes. As the building remains occupied, the contractor must maintain strict safety protocols, schedule work to minimize disturbance to residents, and manage all waste independently of Silvera’s facilities.
Bathroom upgrades involve converting existing tub/shower assemblies into acrylic shower bases with new tile surrounds, improved grab-bar systems, updated plumbing valves, new vanities with quartz countertops, lighting, ventilation, and all related accessories. Kitchens require the demolition of all existing cabinets and countertops and the installation of custom millwork, new quartz counters, under-cabinet lighting, backsplash tile, range hoods, and upgraded plumbing fixtures. The project also calls for removing and replacing flooring throughout each suite, installing coved resilient sheet flooring with proper transitions, repairing drywall, and painting all surfaces with the specified coatings. Doors, light fixtures, thermostats, electrical devices, window coverings, heating cabinet components, and shut-off valves will also be replaced
In addition to the interior finish upgrades, the contractor is responsible for all necessary mechanical and electrical adjustments, correcting any deficiencies discovered during the work, and performing safe asbestos abatement where required. All suites must be delivered in a clean, move-in-ready condition. The contractor must provide a detailed schedule, adhere to the 8–10 week completion requirement, repair any damages caused by construction activity, and ensure full compliance with Silvera’s safety, quality, and operational expectations.
