OTHER CONSTRUCTION SERVICES
7 Project Scope
7.1 The successful proponent will be responsible for:
Exterior:
1) Remove existing exterior siding. Supply and install 1 1/2" rigid insulation complete with new moisture/air barrier. Supply and install new grey (Mitten Flagstone or similar) vinyl siding
2) Supply and install new vented vinyl soffit and metal fascia
3) Remove existing windows, supply and install new white vinyl windows. Infill 2 center windows on left and right sides, large 2nd floor window on the front, and two 2
nd floor windows on the rear of the building, one 1st floor window at rear of building. Remove and infill street facing door and replace with a vinyl window, remove and dispose of concrete steps below door and patch in asphalt.
4) Supply and install appropriate door hardware on main entry (RH side) to make it barrier free. Paint exterior doors and frame. Supply and install automatic door opener.
5) Replace left side door with a new insulated metal door and frame, must include panic
hardware.
6) Remove and replace Basement level double exterior doors.
7) Remove and replace steps at LH door and the landing at the top of the ramp at the main
entry. Install proper footings to meet code. Reinstall existing ramp once completed.
8) Repair/repaint and re-install trim (corbels)
Interior
1) Supply and install 4 new mini split heat pumps
2) Supply and install a new HRV
3) Repair 2 large foundation cracks on left side of building
4) Reconfigure current bar/washroom area to match floor plan in Appendix "A". Including
completion of separate men's and women's washrooms and a barrier free washroom. This
will incorporate a new bar area.
5) Renovate existing kitchen to commercial standards, including new cabinets, separate bar
area with a serving window, walk in pantry area complete with upper and lower cabinetry and
countertop, FRP panelling on the walls, new electrical and plumbing to service equipment.
Installation of commercial equipment (listed in 7.3)
6) Reconfigure the stage to a rectangular shape. Replace carpeting on stage. Ensure electrical sockets at stage have multiple circuits. Add floor plugs.
7) Supply and install new suspended ceiling and lighting through out the main level. Add track lighting to illuminate dart boards
8) Supply and install new flooring throughout the main level. We are open to suggestions on
the material used as there are some leveling issues in the existing floors.
9) Supply and install all new interior doors on main level.
10)Supply and install insulated doors to basement and second level
11)Touch up and paint all interior walls on the main level
12)Create new storage room at the front of the building, drywall and finish. Supply and install double doors to access room.
13)Remove and replace basement stairs, improve the rise and run. Supply and install new
handrail.
14)Remediate mold on basement drywall.
15)Review attic insulation and add as necessary to prevent heat loss were buildings join.
16)Remove and infill existing air conditioners
7.2 The successful proponent may engage subcontractors to fulfill the full scope of the project.
7.3 Kitchen equipment to be supplied by Butternut Valley/Lions Club, but installed as part of this quote includes: Commercial propane 60" stovetop range, Commercial dishwasher, commercial 54" double fridge (X2, 1 in kitchen, 1 in bar area), Commercial range hood & Ice maker, 12" gooseneck faucet
