Turnbull Construction Project Managers Ltd, acting as the Owner’s Authorized Representative and on behalf of Blackwood Partners Management Corporation and Surrey CC Properties Inc, intends to select a Construction Manager (CM) and subsequent General Contractor (GC), that can provide Pre-Construction, Construction, and Post-Construction Servicesfor the CC Tower 2 Project.
The Central City Tower 2 is proposed as a +/-590,000 sf, +/- 25-storey, mixed-use office building with a preliminary construction budget of approximately $230M to $250M (TBD). The project is composed of:
- Demolition: Demolition of the former Best Buy (built ~2005) currently occupying the site;
- Retail: The ground floor will house approximately 20,000 sf of cold shell retail space;
- Office: +/- 20 floors of warm shell AAA-rated office tower with +/- 18,000 to 22,000 sf per floor, and a 2-5-level office podium with +/- 40,000 sf per floor above the retail ground;
- Services: Approximately 20,000 sf of loading, service, and amenity areas on the ground floor and P1 level;
- Parking: 5 floors of secured retail, mall, and office underground parking at approximately 85,000 sf per level, for a total of 425,000 sf and 932 parking stalls, and
- Off-site work: It is expected that some Off-site work will be required, although the extent is unknown at this stage.
The project scope includes the design of private streets along the West and North edges of the building, boulevard enhancements along Old Yale and King George, underground parking, and complete building, finished entirely in common areas, and to “warm shell” fit-up space in TI spaces as per plans. The project is targeting LEED V4 Platinum C+S, contemplating LEED ND, will be compliant to BC Energy Step Code Level 3 and may seek FitWell certification.
