Westbank Projects Corp. (‘Westbank’) is seeking expressions of interest and firm qualifications for architectural design services for a high-profile redevelopment project in Toronto, Ontario. Westbank will be partnering with industry-leading organizations to produce a dynamic, mixed-use project in Downtown Toronto at the nearest major-transit intersection of Bloor Street West and Spadina Avenue. Respondents to this RFSQ will be evaluated by Westbank and the project’s partners (together, the ‘Team’) and shortlisted for an invitation to participate in an expedited RFP process for Architectural Design Services.
The subject site is strategically located in an established but evolving mixed-use neighbourhood in Downtown Toronto: close to rapid transit, thriving retail, major employment districts and institutional anchors, park-space, and community amenities.
Current overall density target is approximately 1,000,000 SF GFA, which will include in the order of 700,000 to 800,000 SF of residential apartments and ancillary residential uses and amenities, and 200,000 to 300,000 SF of non-residential uses including retail, office, and institutional spaces. The project will include substantial below-grade construction for parking, storage, and back-of-house spaces. The subject site is approximately four acres, and total FSI is expected to be in the 5.5x range.
