This RFP is an invitation by BC Housing to prospective Proponents to provide Construction Management Services in Kelowna, BC.
BC Housing Management Commission is looking for an experienced Construction Manager (CM) to conduct a building renovation. The CM will provide Preconstruction Services in accordance with the attached Schedule A1 (attached) of the CCDC 5B contract to work with the Owner and Project Team to deliver the project in accordance with the Owner’s requirements, budget and schedule.
Preconstruction services shall include but shall not be limited to:

Review of plans and specifications and provision of advice on their constructability and coordination;
Facilitating sub trade tender packages and tendering of work; (a minimum of three (3) bids are required for all sub trades and a minimum of three (3) bids are required for both mechanical and electrical sub trades).
Estimating and cost control to ensure budget is maintained or advise on corrective action if necessary
Project scheduling, updates and control measures to ensure the schedule is met or advise on the corrective actions if necessary.

Preconstruction Services will assume that the Project is at the Construction Document Stage and will continue to the end of the Construction Procurement Phase. Preconstruction Services are expected to take place over a period of three (3) months commencing August 14, 2017 and ending on November 13, 2017. The CM will be compensated for Preconstruction Services at a fixed monthly fee.
Construction Services should include at a minimum:

Redesign and extend the lobby area footprint to make it more functional
Modify the existing kitchen area to make it larger
Modify the existing electrical system
Modify the existing mechanical system
Retrofit the building with a new NFPA 13R or NFPA 13 sprinkler system (The type of Sprinkler System to be confirmed by the City of Kelowna)
Install a new fence around the perimeter of the building
Decommission an existing septic system and tie sewer line to the city’s sewer system
Install a security system c/w security cameras
Modify the existing laundry room
Install a new exterior or interior Bed Bug Sauna (TBD)
