This is an Invitation to Tender on Behalf of Pacifica Housing Advisory Association to complete the balcony renewal and modifications as shown on the drawings and as described in the contract documents. The Work generally includes but is not limited to:
.1 removal and disposal of existing roof deck membrane, subfloor and guard wall cladding and infill at locations indicated on drawings,
.2 repair or replacement of damaged and decayed roof deck and guard wall framing;
.3 repair or replacement of damaged and decayed wall framing, insulation and subflooring;
.4 replacement of interior finishes that are affected as a result of the repairs;
.5 re-sloping of and installation of new wood sheathing at top of roof decks;
.6 reinforcement of existing deck framing as required to accommodate loading requirements for the guard wall assemblies;
.7 installation of new 2-ply SBS waterproofing membrane and wear course;
.8 installation of new internal or scupper drains and overflow scuppers, as indicated on the drawings. Internal drains are to be connected to existing piping and rainwater leaders;
.9 removal and modification of adjacent wall cladding to accommodate membrane installation;
.10 installation of new fibre cement trim and fibre cement lapped cladding at guard wall, base of wall, fascia and other locations as indicated on the drawings;
.11 installation of new aluminum picket or glazed inserts into guard wall knockouts to match existing (T.B.D. by Owner)
