Galiano Island Recycling Resource Society (GIRR) – Facilities Addition

The Galiano Island Recycling Resource Society (GIRR) has received approval for the funding for the design and construction of an addition to the existing Recycling Centre facility based upon the attached schematic drawings prepared by Gerald Longson Architect.

With the funding in place GIRR can proceed with the next phases of the project development and carry through to construction.

GIRR has contracted the services of Gerald Longson Architect to design, coordinate and construct the project and at this time we require the services of a professional structural engineer.

Project Description

The following is a description of the project, as originally programmed and as per the Schematic Design Drawings; ASK -1, 2, 3 & 4 by Gerald Longson Architect – Dated Jan. 20/21. Drawings available upon request for Architect.

Covered building of approximately 900 sq.ft.;
Large doors opening on all sides of the building;
Doors wide and high enough to allow access for the existing Fork Lift;
Maximum amount of natural light entering the building;
Covered walkway as an indirect connection to the existing building with a concrete pad surrounding the building to facilitate the movement of the forklift;
Installation of a pV Solar Array on the flat roof;
Demarc the existing site services, (drainage, water, etc.), so as to leave undisturbed and revise the existing site services to suit the site conditions; and
Electrical system for interior lighting, heating and the Solar Array.

Project Schedule

The GIRR’s Project Manager – Mr. Keith Erickson, has indicated that the program is to have the facility completed and operational by May 2022.

Project Budget

The Project Manager’s preliminary Project Budget is $380,000 with the construction costs estimated at $302,000.

Structural Services

The major structural components are seen as:

Poured in place steel reinforced concrete perimeter footings and foundation walls;
Poured in place steel reinforced concrete slab on grade;
Wood framed exterior walls; and
Wood framed flat roof trusses.

The following is the Scope of Services that would be required by the Structural Engineer:

Phase 1 – Investigation

Review of existing GIRR Facility and Site;
Review of current drawings with Architect; and
Provide input and ideas into the design of the structural systems.

Phase 2 – Structural Design

Prepare design / construction sketches of the various building components with details for the methods of joining each of the structural components and the various building elements.

Phase 3 – Building Permit Documents

Prepare structural drawings and documents for building permit application with the Capital Regional District;
Prepare structural drawings and documents for a public tendering of the construction;
Prepare the required Letters of Assurance (BC Building Code Schedules B); and
Sign and Seal all required documents.

Phase 4 – Construction

Provide information to the Architect, Project Manager and Construction Contractor during the construction;
Carry out a minimum of three site inspections; and
Sign off of Letters of Assurance (BC Building Code Schedules C-B).

Proposal Requirements

The GIRR is looking for a fixed fee proposal for Phases 1, 2 & 3 and a per diem fee for Phase 4. As well please provide an estimate of your reimbursable expenses.

Your proposal should also include;

Your experience with similar types of projects with references;
The staff who would be working on the project along with their experience and their hourly rates;
A copy of your Professional Liability Insurance; and
An example of the form of Contract that would be used.
