Silvera for Seniors (or Silvera) is one of Calgary’s largest providers of seniors housing. With 28 facilities in all four quadrants of the city, Silvera has an expanse unlike any other senior housing provider.
Located in the southwest quadrant of the City is Silvera’s Shawnessy Commons – an 81-unit seniors Supportive Living facility that provides housing, dining, housekeeping, and recreational services to seniors. Shawnessy Commons was constructed in the early 1990’s. An addition to the building was constructed in the early 2010’s. The building is single-story, wood frame, with a basement under a central portion of the building. Since 2020, Silvera has been exploring future additions for the Shawnessy Commons property. Two additions being explored are a new Supportive Living addition and a new Independent Living addition. The new Supportive Living addition would contain approx. 35 units and would be added on to the northwest side of the existing Supportive Living building. The Independent Living addition would contain approx. 60 units and would be added on to the east side of the existing Supportive Living building. Last year, Silvera redesignated the land use of the property to M-C2 (Multi-Residential Contextual Medium Profile) to facilitate the additions.
If and when one or both additions are constructed, the addition of the new units will create more demand for the spaces and services in the existing Supportive Living building. Certain modifications and alterations would need to be made to the interior of the existing building to accommodate the additional units added to the overall property. In 2022, Silvera engaged a design firm to prepare schematic designs and functional programs for the modified interior spaces of the existing building. The schematic designs and functional programs were finalized in early 2023. Phases of the interior modifications and alterations entail: modification to a multipurpose area where the future Supportive Living addition will be adjoined ; modification to some corridor lounge and activity spaces; modification to the building’s main entrance; modification to the front reception area; modification to the dining areas in the building’s central core; creation of new office and administrative spaces in the central core; modification to lounge and activity spaces in the building’s central core; modification to areas in the building’s basement.
The purpose of this RFP is to retain a prime consultant to use the schematic designs and functional programs to prepare detailed designs, construction drawings, and tender packages for the phases of the interior modifications. The prime consultant will also retain the appropriate sub-consultants (electrical engineer, mechanical engineer, structural engineer, cost consultant, other) as required and carry out the usual prime consultant duties.
The usual prime consultant duties Silvera expects to be carried out are:
• Preparation of Detailed Drawings & Construction Documentation;
• Preparation of a Tender package (including furniture tender package);
• Tendering and Bid Review/Analysis;
• Contract Administration & Project Management;
• Project Close-out and O&M review;
• Warranty Review.
