This RFSQ is an invitation to qualify for the provision of contracting services for Monitoring Centre Renovations at 404 Beecroft Road. All interested Respondents are invited to submit a Response for future eligibility to provide the contracting services. TPA intends to pre-qualify a limited number of General Contractors for this project. Refer to draft Architectural Drawings attached. Note that the design package is in progress and is not finalized.
As part of a secondary evaluation process at a later date, a finalized multidisciplinary design package will be shared with the prequalified proponents from this RFSQ, and proponents will be asked to submit tenders for the retrofit of the existing office and systems operations centre at 95 Beecroft Road in Toronto, Ontario. The Contractor shall provide all necessary labor, materials and equipment to complete the work outlined in this section.
This work is included but not limited to a complete retrofit of the second-floor office to include a new state-of-the-art control room and support offices, in addition to building envelope retrofit. The renovation is expected to be approximately 500 Square Meters within the existing building. The SOC will be supported by a data room consisting of five server racks with wall-mounted split-AC cooling. The garage will remain operational during construction, and the existing data room and all of its infrastructure must remain intact prior to the relocation to the new data room. This is expected to require a phased sequence of work for the new data room.
Exterior site work includes a roof replacement for the office and additional roof access features, including a roof access ladder and additional guardrails. The building façade will be retrofitted with new prefinished metal panel siding, which will be structurally anchored with thermal clips beyond the brick veneer. The second-floor windows will be replaced.
The SOC will be on a raised access floor, and consoles will be centered around a main video wall. Interior wall materials will be steel framing with drywall. Floor finishes will include but are not limited to carpet, VCT and tile.
Mechanical systems include but are not limited to data room cooling with wall-mounted split-AC units. There is also replacement of main rooftop air handling units.
Electrical systems include but are not limited to power and lighting to suit the renovation. The communications scope includes the relocation of all existing server and security panels from the existing data room to the new one.
The AV system will be based on a 6x2 video wall array, along with additional monitors throughout the space. The AV scope will be outlined in a performance specification and is expected to be provided by a qualified vendor who is carried by the general contractor for the project.
